The best method to ensure accountabillity from your contractor is to make him sign an agreement. If the contractor sticks to his timelines and delivers on time, you will stay within your budget. Moreover, this will help avoid any disputes in the future.
Before you make the agreement document, speak with your relatives, acquaintances and neighbours who have built their own home. They can give you insights into issues that can arise with a contractor. Ensure that your agreement includes:
• Cost of services i.e. contractor fee and labour cost
• Deployment of labour and timelines
• Date of completion of construction
• Provisional funds for unforeseen requirements
If possible, get a legal expert to check your document and only then sign. After both the contractor and you have signed, please notarize the agreement.
