In India, the area of your home can be measured by carpet area, built-up area, and super built-up area. It is important for home builders to understand these terms to make informed decisions.
The carpet area is the useable land of a property which can be covered with a wall-to-wall carpet, giving you an accurate picture of a prospective new home. To measure this, find the sum of the wall-to-wall length and breadth of each room in the property, including bathrooms and passageways. This covers 70% of the built-up area on average.
The built up area = carpet area + areas covered by walls This includes balconies, terraces (with or without a roof), mezzanine floors, other detachable habitable areas (such as servant rooms), among other areas. This is generally 10-15 per cent more than the carpet area.
The super built up area = built up area + proportionate share of common areas.This measure is also called the 'saleable area'. In addition to the apartment’s built-up area, this includes other common areas such as the lobby, staircase, shafts, and even refuge areas. It sometimes also includes amenities such as the swimming pool, and generator rooms.
